School District: Orange County Schools. <br />e. Future Land Use Map Designation: Rural Residential. <br />f. Growth Management System Designation: Rural. <br />g. Joint Land Use Plan Designation: N /A. <br />h. Existing Conditions /Physical Features: Varying topography <br />with heavy vegetation, primarily mixed hardwoods, throughout. <br />There are streams running through the northern and southern <br />portions of property with varying slopes. Stream buffer widths <br />vary from 65 to 80 feet according to the type of slope. <br />There is no floodplain on the property. <br />Roads: Vehicular access to the parcel is proposed through <br />Paper Birch Lane, a 100 ft. wide public right -of -way. The road <br />has been constructed but not yet been accepted by North <br />Carolina Department of Transportation ( NCDOT) for addition to <br />the State maintained system. <br />There are no issues, in staff's opinion, reviewing the proposal as <br />submitted in advance of NCDOT taking action on the roadway as <br />the right -of -way was already dedicated and accepted as part of a <br />separate subdivision project. <br />j. Water and Sewer Service: The property is not located within a <br />primary public utility service area according to the Water and <br />Sewer Management Planning Boundary Agreement <br />(WASM PBA). <br />Proposed lots are to be served by individual well and septic <br />systems. <br />Surrounding Land Uses: a. NORTH: Single family residences and undeveloped <br />property zoned R -1 approximately 10 acres in size. <br />b. SOUTH: Single- family residence; undeveloped property <br />zoned R -1 with lots ranging from 1 to 10 acres. <br />Willet Drive, a 60 ft. public right -of -way, is also <br />located to the south of this project <br />c. EAST: Single- family residences zoned R -1 <br />(Pleasant Green Phase III) with lots ranging from 1 <br />to 3 acres in area. <br />d. WEST: Pleasant Green Road, Single- family residences <br />zoned AR ranging in size from 2 to 5 acres. <br />
