Box 8181 <br />www.orangecountync.gov NOW 17H CAROLINA Hillsborough, NC 27278 <br />July 31, 2014 <br />Mr. Terry Boylan, RLA <br />Summit Design and Engineering <br />504 Meadowland Drive <br />Hillsborough, NC 27513 <br />Re: Staff Review Major Subdivision Preliminary Plan application for Pleasant Green <br />Woods Phase IV — a 16 lot Major Subdivision of 46.34 acres located at southwest <br />corner of Pleasant Green Road and Paper Birch Road (Orange County PIN 9893 -87- <br />9972). <br />Dear Mr. Boylan: <br />On June 4, 2014, the Orange County Planning Department received a Preliminary Plan <br />application for a Major Subdivision named Pleasant Green 'Woods Phase IV. This application <br />request follows a Concept Plan for the same project that was approved by the Orange County <br />Planning Board and the Planning Director on February 5, 2014. <br />The Preliminary Plan calls for 16 single family - residential lots ranging in size from <br />51,187 square feet to 79,831 square feet. The plan utilizes the Flexible Design Option (UDO <br />Section 7.13) with approximately 15.30 acres of Primary and Secondary Open Space. <br />On Thursday, July 17, 2014, the Orange County Development Advisory Committee <br />(DAC) met and reviewed the Preliminary Plan. The following comments are from that meeting, <br />and other staff reviews for the project. Please review these comments, address and revise the <br />submittal accordingly. Please provide us with eight (8) sets of revised plans with written <br />responses no later than Aug 13, 2014 so that revisions may be incorporated into the packets for <br />the September 3, 2014 Planning Board meeting. The Preliminary Plan request will then proceed <br />to the Orange County Board of Commissioners for a vote on October 21, 2014. <br />Orange County Current Planning: <br />Site Analysis (Sheet C -1) <br />1. Revise the hatch patterns /line weights and legend to better differentiate soils„ steep <br />slopes, wetlands, stream buffers and existing buildings etc. <br />2. Label all land uses for adjacent properties. <br />
