Revise hatch patterns /line weights and legend to better differentiate soils, steep <br />slopes, wetlands, stream buffers and existing buildings etc. <br />Response: More labels added to identify various environmental features, line tiveights <br />revised <br />2. Label all land uses for adjacent properties. <br />Response: Laud uses for adjacent properties have been labeled as requested. <br />3. Include State Road numbers for all existing public streets. <br />Response: State Road number has been added to Pleasant Green Road Willet Drive <br />and Paper Birch Lame are not listed in the NCDOT database as state maintained roads. <br />4. Show all on -site and adjacent utility easements (e.g. electric poles are shown <br />without easements). <br />Response: All of the power poles in our base file are located in the Pleasant Green <br />Road right of way and do not require easements. <br />5. Include initial submittal and revision dates in the title block. <br />Response: Dates have been included in the title block as requested. <br />Flexible Development Plan (Sheet C -2): <br />1. Please consider providing a typical lot layout illustrating 2 -3 lots with driveway <br />curb cuts, utility lines, lot and street tree plantings etc. This will avoid the <br />potential for conflicts. <br />Response: Typical lot layout added <br />2. While a grading plan is not required at this time, please consider illustrating top of <br />slope and average surface area for potential BMPs and Fire Pond to ensure slopes <br />do not encroach and or create hazards along stream buffers, residential lots <br />(especially Lot #2) and access easements. <br />Response: Water surface areas (sf. and ac.) and exterior /interior slopes added. <br />3. Illustrate the access (e.g. curb cut) and easements associated with the potential <br />Fire Pond. <br />Response: Access easement added to sheet G2. <br />
