SECTION 2-2-2 DEVELOPMENT AREAS -DISTRICT II:
<br />District II is located within the northwestern portion of the property, along Buckhorn Road, and
<br />is untended to support amixed-use development scheme indicative of a downtown `main street'
<br />fagade. The intent of this district is to cluster development in order to feature a traditional main
<br />street promenade. Within District II; there shall at least one (1) acre of open space/commons
<br />area.
<br />The breakdown of development permitted within this district shall be as follows:
<br />1. ^ ~~^ ,., ^~As appropriate (J Parker April 29, 2008)_ Thirteen (13) free-standing
<br />buildings, or buildings connected through a court yard or plaza, supporting multiple land
<br />uses on single or multiple floors, including those uses previously identified within the
<br />following categories:
<br />a. Residential Dwelling, Multi-family limited to apartment or condominium units
<br />located over other permitted uses in multi-tenant buildings,
<br />b. Manufacturing, Assembly, and Processing,
<br />c. Retail Trade,
<br />d. .Finance, Insurance, and Real Estate and
<br />e. Services excluding Hotels and Motels.
<br />Total cumulative building footprint for these structures shall be limited to three hundred
<br />thousand (300,000) square feet.
<br />Residential Dwelling, Multi-family uses shall be limited to a total of two hundred
<br />(200) units within District II with a minimum requirement of fift~~Z°°°^~^'~_ ~'~•~° r~~

<br />Total cumulative building footprint for these structures shall be limited to eighty
<br />thousand (80,000) square feet.
