~~ ATTACHMENT ~TI3REE-A: <br />APPROVAL: <br />PART ONE - OVERVIEW: <br />SECTION 1-1 INTRODUCTION: <br />STAFF RECOMMIENDED CONDITIONS OF <br />This Planned Development rezoning plan, entitled `Buckhorn Village Planned <br />Development' (hereafter `BVPD'), is a rezoning and development plan submitted to the <br />Orange County Board of County Commissioners (hereafter `BOCC) in accordance with <br />the provisions of Article Seven (7) Planned Developments and Article Eight (8) Special <br />Use Permits of the Orange County Zoning Ordinance. <br />This document contains the various additional standards and guidelines that shall be <br />utilized by the County to evaluate various development projects submitted proposing the <br />development of various land uses associated with the subject property. <br />In order for development to occur within the BVPD, an applicant shall be required to <br />demonstrate compliance with: <br />a. Section 6.29.3 Economic Development Districts Design Manual of the Orange <br />County Zoning Ordinance, <br />b. The Approved Master Plan, and <br />c. The various standards contained herein <br />In cases where there is a conflict, or there is a lack of a standard within the application, <br />the Special Use Permit (hereafter `SUP) conditions shall take precedent. <br />SECTION 1-2 PROJECT SIZE AND LOCATION: <br />The BVPD project is located within the CHEEKS Township of Orange County, North <br />Carolina and is situated primarily on some one hundred thirty (130) acres of property <br />located within the I-85 Interstate Buckhorn Road Economic Development District, south <br />of I-85 and north of West Ten Road, specifically: <br />1. A one hundred ten (110) acre tract of land identified as 508 Buckhorn Road <br />(TMBL 3.28..20 / P1N 9834-5615$7), <br />2. A seventeen (17) ,acre tract of land also identified as 508 Buckhorn Road <br />(TMBL 3.28..20C /PIN 9834-47-5147), <br />3. A one (1) acre parcel of property that is located west of the two (2) previously <br />identified properties, listed as 527 Buckhorn Road (TMBL 3.28..13 /PIN <br />9834-36-4223), and <br />1 <br />
