Comprehensive Plan Update - Obj ED 2.1 - "Encourage compact and <br />higher density development in areas served by water and sewer." Should <br />this objective be applied to this project and the areas around it? <br />Response: County to respond currently not served by water and sewer. <br />14.Comprehensive Plan Update - Obj ED 2.2 "Encourage mix use and <br />support walkability." Same question as above. Also think ED 2.5 and 2.7 <br />apply. <br />Response: This project is mixed use and does promote walkability within <br />the site. Please see the "Transportation and 1iValkability" plan. <br />15. Comprehensive Plan Update -page 47 chapter ~ Housing Element - <br />"New housing should be located proximate to needs, services, shopping <br />and employment centers..." Shouldn't there be rezoning around this <br />development fio conform to this objective? <br />Response: This application includes only 12% of the entire Buckhorn EDD. <br />It is anticipated that those types of uses will follow. <br />16. Exhibit 4 - In a period of 100yr drought are retention ponds sufficient for <br />capturing and, holding water? Shouldn't a more effective method of <br />gathering and storing water be utilized? <br />Response: County to respond <br />a. Appendix D page 6 - Please define "Internal Capture Rate" <br />Response: Trips that are generated from internal visits already on site. <br />Internal Capture is the traffic that stays within a site. Basically, if you. have <br />a mixed use site with office, retail, and housing, the trips generated by <br />these three groups will have a certain percentage that will staywithin the <br />site, since there will be same that live there, work there, and shop there, <br />and will not really leave the site for the basics necessities to <br />live/work recreate. <br />March 19, 2008 <br />
