Ruffer Slater - 20 Years EDC
Net Economic Impact
Compete with downtown businesses
National Chains
85 leaves county/Local Businesses/50 leaves county
Response: The economic impact projections of Buckhorn Village have
been presented in the application. In addition, we have emphasized that the
project will welcome local businesses, It is our opinion that downtown
businesses in Hillsborough are unlikely to be negatively affected by
Buckhorn Village. Downtown businesses are very dependent on downtown
pedestrian and vehicular traffic and downtown residents. These are
specialty shops and stores that are seven to eight miles from Buckhorn
Village. The Baal of Buckhorn Village is to compete wifh other regional
shopping centers, such as Alamance Crossing and The Streets at South
Pointe. This sector is underserved in Orange County, and will provide few
competitors to fhe type of business found in downtown Hillsborough.
26. - Timberwood
Keep Orange County dollars, unique green
Transportation, environments; capture 84,000
truck traffic restrict
Noise air light from Hwy trees
Response: Buckhorn Village is striving to implement sustainability
methods that are applicable and economical for the type of development.
Emerging market development presents unique challenges to
sustainability, but Buckhorn Road Associates is committed to adopting as
many design standards as feasible from the LEED-Retail Rating System.
Reuse of storm water for irrigation and treatment of storm water will be
used through out the project, as will water saving plumbing devices.
Buckhorn Village is designed as a walkable community, where visitors can
park-and walk to a wide variety of establishments.
