I am a property owner of 104 Frazier <br />Road in Mebane; N. C. 27302. I would like to have some questions addressed and answered <br />hopefully at this meeting. If this application is approved, what are the expected and/or desired <br />timeline and target. dates far start and completion of the proposed Buckhorn Village <br />development and. the East mixed use development at the railroad track location? If the quasi- <br />judicial application is approved and the existing residents experience the traffic patterns that <br />would affect them adversely, who would pay for the traffic engineer? I have heard that a traffic <br />engineer would have to be paid by the residents.. It was my understanding that the traffic <br />engineer would have to be paid by a resident to survey the traffic, if the traffic was affecting the <br />public adversely. So, who would have to pay for that? I also heard something in regards to the <br />woodlands. What woodlands do you plan to preserve in the proposed Buckhorn Road phase I <br />and subsequent commercial developments. There are woodlands located on the east side of <br />Buckhorn Village. Could I get the specific locations of district I, II, and Ill? We had a map up <br />there, but I did not see the specific locations of the proposed districts. <br />Chair Jacobs: We can provide a map as part of the public record. The plan also has, ~as I <br />recall, the instances regarding what woodlands are going to be protected. I think the Planning <br />Director said that in order to provide credible evidence on the adverse impact of traffic, that one <br />(a community or a person) has to hire a traffic engineer after the project is done, and then we <br />have to work with the NCDOT. As far as the timeline, I don't know that anybody has addressed <br />that, but the developer could just state what the timeline is projected for the different phases. <br />John Fugo: I have been sworn and I am one of the development partners. The timeline as we <br />have it now is groundbreaking mid-2010, and completion 4 %Z to 5 years later. It seems that numbers are very important to this <br />committee and to everybody on the Planning Board and this organization. I just wanted to state <br />that 1 have been living in Orange County 41 years, and have been living on the property that I <br />now live on, which is at 1015 Buckhorn Road, a stone's throw from this development. This has <br />not been a consideration because we are further down .the road from the development. I would <br />have to go past the development to get to my home. I've lived in the home where I'm at right <br />now for 41 years. It was passed down to me from my mother. and it was bought by my <br />grandmother in 1938 from, ironically Orange County Board of Education. This development is <br />going to be detrimental to my property. I know that my taxes are. going to go through the roof <br />when this development goes in beside my property. Guess what, nobody's .going to want tv buy <br />my land because it's right beside a mall. I just want this Commission to know that this township <br />where we're located has always been like the stepchild of Orange County because we don't <br />really belong to Mebane, we're in Orange County, so all of a sudden all of these developers are <br />coming in and now we're the golden child of the .County because we live in the 1-85 corridor. <br />This just upsets me. (want everyone on this committee to know that people's lives are going to <br />change in that community, not just on that corner, but ones that live down the road, on the other <br />side of the road, up the road, and they're all going to change. And I just want you to keep that in <br />consideration when making these decisions. . <br />~. <br /> <br />
