Will residents be <br />required to `give up' property to allow for road widening? <br />Widening of Buckhorn Road will predominantly occur within the existing right-of--way. <br />Should additional right-of--way be required the property will be purchased based on fair <br />market value to the owners. It is too early to determine if additional right of way will be <br />needed. <br />The traffic impact analysis indicates that existing average daily traffic on the interstate is <br />86,000 vehicle trips a day. The analytical assumption is that approximately 80% of the <br />trips to Buckhorn Village would come from the interstate, 32,000 vehicles a day. Peak <br />hour captures are shown in the Future Year intersection breakouts for each District. <br />Question #21-This will not bring the type of jobs we want? <br />Buckhorn Village is proposing uses that are currently listed as permitted in the Orange <br />County ordinance and the Economic Development Districts Design Manual. The <br />application and submittal is consistent with the ordinance requirements. Currently, job <br />type is not criteria for consideration only land use. \ <br />Question #22 -Why were the parking decks eliminated? <br />The current proposed land use plan for Buckhorn Village does not exclude the potential <br />for structured parking. Though structured parking is not required, the proposal retains the <br />right to use it. Parking decks could likely be incorporated within or around the Hotel, <br />Office or Residential uses. Retail uses historically do not favor structured parking. <br />Successful retail tends to prefer the open feeling of surface parking. <br />Question #23 You should cluster all of this `stuff' in the center to make it more <br />pedestrian friendly? <br />The proposed plan provides 5-7 minute walks between Districts and complete wallcability <br />internally within each District. <br />Question #24 -Why no traffic counts on the weekends? <br />Traffic engineering standard is to perform traffic counts during the peak hours of the <br />workday week. The TIA will be revised to include additional intersections and weekend <br />counts as requested. <br />~~ <br />7 <br />
