~~~ <br />within. the draft conditions of approval. 50 feet from public entryways and operable <br />windows. <br />Question #12 Commissioner Jacobs -Concerned about proposal to reduce buffer <br />along I-85 as much as you are, rethink? <br />We are not requesting a buffer reduction along I-85 we are requesting the ability to <br />disturb the existing vegetation by thinning the existing trees and undergrowth, construct <br />storm water retention facilities, which conform to the current topography, and to replace <br />the existing vegetation removed by more draught resistant plantings. Buildings and <br />internal landscaping will be substitutes for any loss in substantial buffer vegetation. <br />This request is to provide an imperative visual break in the buffer to allow the needed <br />visibility to tenant branding and facades. The ability to provide this level of visibility is <br />substantial justif cation to eliminate the need for the 60' pylon signage. Without the <br />flexibility to improve visibility of the site through these "Vistas", monument signs with <br />visibility from I-40/I-85 would be a must for the success of this development. In working <br />with planning staff the consensus is to eliminate the pylon signage and accept only the <br />breaks in the buffer. To reiterate Buckhorn is only asking for breaks in the buffer, the <br />ability to thin the trees, construct storm water improvements. Not reduce the buffer width. <br />The draft conditions of approval are drafted to accomplish this design. <br />Question #13 Commissioner Jacobs -1)o you really need two (2} access points on <br />West Ten? <br />No, one entrance has been removed. <br />Question #14 Commissioner ~oushee -1$ecruit local business? <br />Buckhorn. Road Associates will work ,with the Chapel Hill-Carrboro and Hillsborough <br />Chambers of Commerce, the Orange County Economic Development Commission, local <br />municipalities and other resources to recruit existing Orange County businesses that wish to <br />expand and local residents who wish to start new businesses. Though we anticipate making <br />personal contact with several locally owned retail establishments, we will make it clear that the <br />door is open to all creditworthy local businesses. We hope that the Orange County Small <br />Business Loan Fund can be of assistance to locally owned start-up businesses that wish to locate <br />in Buckhorn Village <br />Buckhorn Road Associates will continue to work with the current and future EDC <br />Director to facilitate the use of local businesses. To specify this any further we look <br />toward the County to provide guidance and take the lead to establish goals. <br />4 <br />
