These designs shall utilize, as examples, landscape screens and vented canopies <br />as mitigation. <br />Question #7 Commissioner Jacobs -You talk about housing, will there be affordable <br />housing? You should have a percentage of affordable housing within the plan? <br />Currently Orange County staff is looking at adopting "affordable housing" incentives <br />into the county ordinances. The conditions of approval of Buckhorn Village incorporate <br />those anticipated required thresholds (30%), Section 2-2-4 (1,2). Within aten-mile radius <br />there are proposed subdivisions under conception and or construction that would support <br />this development. <br />Question #8 Commissioner Jacobs -How will you address the traffic impacts <br />created by District III on West Ten Road? <br />Traff c impacts on West Ten Road will be addressed in accordance with the NCDOT <br />approved Traffic Impact Analysis. The improvements to West Ten Road should result in <br />an improved traffic flow from that currently experienced on weekends at present. <br />~ ~.. <br />Question #9 Commissioner Jacobs -Should you not include some recreational area <br />within the various districts where you are going to have residential uses? <br />In accordance with the draft conditions of approval prepared by the Orange County <br />Flanning Staff, recreational areas that are attributable to the residential component shall <br />be provided and reviewed at site plan submittal. The draft conditions provide design <br />criteria specifically to this: design element. Our intention is to provide these recreational <br />areas as well as other. small pocket parks within, the Districts. We requested that these <br />areas be included. in the 30% open space requirement. <br />Question #10 Commissioner Jacobs -Transit -you should consider mentioning <br />contributing to the public transit line that is intended to run along Highway 70? <br />Buckhorn Village will consider contributing to the public transit line as it is impacted by <br />or contributes to the transit demand and the development of Buckhorn Village. <br />Question #11 Commissioner Jacobs - Do you really want to allow smoking on this <br />property? <br />No, but we do not want to have a total ban that could infringe on the rights of the tenants. <br />A total ban is hard to administer and police therefore we are looking to include the <br />current language that Orange County is considering for future adoption.
