~~~ <br />......_.......... . <br />The narrative needs to be corrected in order to reflect the specificity of <br />the application. <br />RESOL~TTION: I COl~~MENTS: ~ <br />PAGGE/SECTION REFERENCE: CONIlI~NTS: <br />Page two (2) Section 1-3 This existing explanation concerning adjacent land uses is insufficient. <br />Adjacent Property Information Staff recommends broadening this section to include a description of <br /> all adjacent land uses, such as follows: <br />Comment Four (4) <br /> 1. A mobile home park with XX number of units, <br /> . 2. A Planned Residential Development with XX number of <br /> single-family units, <br /> 3. A commercially zoned XX acre property that is currently <br /> utilized to support a gas station/convenience store, <br /> 4. XX number of vacant properties XX acres in area, <br /> 5. A commercially zoned XX acre property to the west of the <br /> proposed project, and separated by the Buckhorn Road right- <br /> of-way, within the City of Mebane's planning jurisdiction that <br /> is utilized as a truck stop, restaurant, gas station, and small <br /> scale retail outlet. <br /> 6. Other <br />RESOLUTION: COMMENTS: <br /> <br />PAGE/SECTION REFERENCE: COMI!'IENTS: <br />Pages two (2) and three (3) Within the last paragraph on page two (2} the narrative begins to <br />Section 1-3 describe the overall design elements of the project and how they are <br />Adjacent Property Information intended to accommodate the adjacent land uses. <br />Comment Five (5) Staff recommends that the applicant consider creating a new <br />'subsection that begins to outline for the reader the organizational <br />make-up of the narrative so that the reader has a reference as to what <br />information is where. <br />For example, the current narrative indicates that buffering/landscaping <br />information is contained within Chapter Five (5) of the document. In <br />creating this new section, staff suggests that this reference information <br />be supplied for all aspects of the project. <br />Staff would like to take this opportunity to further recommend, from <br />an organizational perspective, that the applicant create tabs ..for all <br />Chapters included within the document (i.e. Chapter One, Two, etc). <br />As has already been done for the various appendices, by .creating an <br />
