This <br /> direct state fronts <br /> property is actually one of the approved lots. <br /> The Concept Plan for Sundance Pond - Section Two <br /> was approved with no conditions by the Planning <br /> Board on November 21, 1994. <br /> The Orange County Health Department has located a <br /> suitable area on each lot for a septic tank, <br /> drain field and repair area. <br /> The North Carolina Department of Transportation <br /> has approved the Preliminary Plan based on six <br /> conditions: <br /> 1. Dedicate as right-of-way and move the <br /> property lines to proposed right-of-way line <br /> on Dimmocks Mill Road (SR 1134) . <br /> 2. Recommend location of Lot 5 driveway as far <br /> as possible from SR 1135. <br /> 3. Need book and page numbers for Sundance Pond, <br /> Lot 4R. <br /> 4. Need property designation. <br /> 5. Need Surveyor Certification. <br /> 6. Need Surveyor Classification. <br /> These conditions have been included in the <br /> Resolution of Approval. <br /> Willis noted that there will be a joint driveway <br /> for lots 5 & 6 to minimize the number of access <br /> points and also to keep the driveway for lot 5 as <br /> far as possible from the intersection of <br /> Moorefields Road as possible. <br /> Willis indicated the Planning Staff wished to <br /> make one change to the Resolution of Approval - <br /> Section E, item 3 which states "Move the property <br /> line to the edge of the road right-of-way line <br /> for Dimmocks Mill Road. In this case the <br /> existing deed goes to the centerline of Dimmocks <br /> Mill Road but the right-of-way is dedicated. In <br /> some older deeds, the property line goes to the <br /> centerline of the roadway. The intent is to keep <br /> that from happening with new roads, and not force <br /> the developer to change those deeds at this <br /> point. <br /> The Planning Staff recommends that the <br /> Preliminary Plan for Sundance Pond -Section Two <br /> be approved with the Resolution of Approval <br /> with the elimination of Item #3 in Section E. <br /> The Resolution of Approval is an attachment to <br /> these minutes on pages ) . <br />
