The total acreage of <br /> the tract is 5.22 acres. It is designated as <br /> Agricultural-Residential in the Land Use Element of the <br /> Comprehensive Plan. The property is zoned <br /> Agricultural-Residential (AR) with an overlay zoning <br /> designation of Upper Eno Protected Watershed. Adjacent <br /> land uses are agricultural and residential. <br /> Three (3) lots are proposed which have direct state <br /> road frontage and to be served by individual wells and <br /> septic tanks. The average lot size is 1.74 acres. <br /> Section One was approved through the Minor Subdivision <br /> process in February of this year. It consisted of five <br /> (5) lots with direct state frontage on Dimmocks Mill <br /> Road. This property is actually one of the approved <br /> lots. <br /> The Concept Plan for Sundance Pond - Section Two was <br /> approved with no conditions by the Planning Board on <br /> November 21, 1994. <br /> • <br />
