UNC-CHAPEL HILL PLANNING PANEL <br /> Land Use Goals and Principles <br /> Horace Williams Property <br /> Research Park <br /> • Include an emphasis on research uses which complement the academic purposes of the <br /> University. Consider placing research and development facilities on northeast quadrant, <br /> which has the most potential for a campus-like environement. <br /> Support Services <br /> • Consider an area of small business, supportive services to campus uses, centrally located <br /> within the property, and on the northern portions of the site. <br /> Limited Commercial <br /> • Consider allowing limited commercial uses centrally located within the property, near <br /> transit locations, such as small grocery, small retail, restaurants, dry cleaners, etc. <br /> Rail Line/Transit Stops <br /> • Use the rail corridor through the site to connect it to the central campus. Around the transit <br /> stop, cluster associated support services and limited commercial uses. <br /> Mixed Use <br /> • The site is appropriate for consideration of a mix of uses, combining academic, research, <br /> support services, limited commercial, and housing. <br /> Parking <br /> • Parking for the area should be centralized near transit stops,preferably near property <br /> boundaries to keep the campus as carless as possible. Parking should be well-designed to <br /> fit in with the surroundings and be non-urban in scale. Some parking could be <br /> decentralized for service delivery,handicapped, and special needs parking. <br /> Scale <br /> • Academic buildings should be the same height and scale as the current campus. <br /> Shared Recreation <br /> • The area should include recreation opportunities that are available both to the academic <br /> community and the community at large. <br /> Edges <br /> • There should be well-defined boundaries which protect existing residential neighborhoods. <br />
