Preliminary Plans <br /> ( 1) Flying W Estates <br /> ( 12 Lots - Eno Township) <br /> Presentation by Eddie Kirk. <br /> The property is located on the southwest side of <br /> Schley Road (SR 1548) , and is known as lots 17 <br /> and 17A of Tax Map 9, Eno Township. It is zoned <br /> AR and L-Eno-PW and designated Agricultural <br /> Residential and Lower Eno Watershed in the Land <br /> Use Element of the Comprehensive Plan. The area <br /> proposed for development is 77.57 acres. There <br /> are 12 lots proposed with approximately 52 acres <br /> remaining in the parcel. Each lot will be served <br /> by individual wells and septic tanks. The lots <br /> range in size from 1.47 acres to 3.23 acres with <br /> an average lot size of 1.85 acres. <br /> Access into the subdivision is provided from <br /> Schley Road. A public road is proposed to serve <br /> the subdivision with a 60 foot right-of-way to be <br /> retained to provide access to the remaining 52.29 <br /> acre parcel. A 1993 traffic count on Schley Road <br /> just east of NC 57 indicated 600 trips per day. <br /> The Planning Board approved the Concept Plan for <br /> Flying W Estates on December 19, 1994 with two <br /> conditions: <br /> 1. Lot 1 shall receive access from the <br /> subdivision road. <br /> 2. The remaining 52.29 acre parcel must meet the <br /> minimum road frontage requirements. <br /> A condition in the Resolution of Approval will <br /> require lot 1 to receive access from the <br /> subdivision road and the remaining 52.29 acre <br /> tract will meet the minimum frontage requirements <br /> on Henry Lane. <br /> Agency comments were received from Environmental <br /> Health, County Attorney, Soil & Water <br /> Conservation, Orange County Recreation & Parks <br /> and NCDOT. Applicable comments have been <br /> incorporated into the Resolution of Approval. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan for Flying W Estates subject <br /> to the conditions contained in the Resolution of <br /> Approval (an attachment to these minutes on <br /> pages ) . <br />
