Location Map for Proposed Zoning <br />Atlas Amendment <br />INFORMATION CONTACT: <br />Craig Benedict, Planning Director, <br />245- 2592 <br />Perdita Holtz, Planning Systems <br />Coordinator, 245-2611 <br />PURPOSE: To consider the legal advertisement for items to be presented at the Board of <br />County Commissioners/Planning Board Quarterly Public Hearing scheduled for August 25, <br />2008. <br />BACKGROUND: The Board of County Commissioners reviews proposals to be considered at <br />public hearing for consistency with general County policy and presentation format. The following <br />items are proposed for consideration at the August 25, 2008 Quarterly Public Hearing. <br />A. PUBLIC HEARING ITEMS <br />Zoning Atlas Amendment, Planned Development Petition for Efland Commons Single- <br />Family Subdivision: Review of a Planned Development (PD)/rezoning petition proposing <br />the development of asingle-family subdivision on 12.88 acres of land in Cheeks Township at <br />the northwest intersection of Tinnin Road (SR1313) and School House Road (SR1314). The <br />applicant has filed both a Conservation Cluster Flexible Development Plan and a <br />Conventional Subdivision Plan. The Conservation Cluster plan proposes 27 lots with <br />approximately 45% open space. The Conventional Plan proposes 45 lots with approximately <br />40.4% open space. The lot sizes range from approximately 5,000 to 19,000 square feet and <br />are intended for the construction and sale of ,moderately priced homes. The project is <br />located within the Efland Transition area per the Land Use Element of the Orange County <br />Comprehensive Plan and will be served by County public sewer and Orange-Alamance <br />Water System, Inc., a private water utility provider. Transition areas are identified areas in <br />Orange County that are targeted for higher density development due to availability of, and <br />proximity to, public services and transportation infrastructure. The Planned Development <br />rezoning approach is a method of achieving higher densities while allowing area property <br />owners greater access to information on any specific proposal than would be the case under <br />a general use rezoning construct. The maximum gross density of the project will range <br />between 2.1 and 3.5 units per acre for the Conventional Plan. All roads are to be <br />
