Michael Fox: Again, I get to answer the questions, and you are here testifying as an expert. <br /> Would you not consider it within your job duty to try to find a similar solar farm? <br /> Pam Davis: I did. I went to White Cross Road. <br /> Michael Fox: But it's not the same because it doesn't have any screening, does it? <br /> Pam Davis: It doesn't have the same screening, but that doesn't prohibit me from forming an <br /> opinion. <br /> Michael Fox: Did you make any effort to find any other solar farms? <br /> Pam Davis: I looked at the one at Maple View on Dairyland Road. <br /> Michael Fox: Okay, and does that have screening? <br /> Pam Davis: No. <br /> Michael Fox: Okay. Did you make any effort to find any solar farms that were completely <br /> screened and buffered from the adjoining properties? <br /> Pam Davis: Did I make any effort. I looked at what Orange County solar farms were. That's <br /> the extent, so no. <br /> Michael Fox: You are well aware that the best method for determining whether or not there is <br /> any impact on a particular property is to find an identical situation and measure the impact, <br /> correct? <br /> Pam Davis: Yes. <br /> Michael Fox: Did you attempt to do that? <br /> Pam Davis: Yes. But as I stated, since solar farms are new, Chapel Hill —this area doesn't <br /> have that data, and what happens in Zebulon and Goldsboro is not necessarily the same. <br /> Michael Fox: Even if it's the only comparable that you can look at? <br /> Pam Davis: Well I think a more relevant issue is looking at some other adverse effect on value. <br /> Michael Fox: Would you not consider your appraisal incomplete if it didn't at least consider <br /> sales beside an existing solar farm that was similar to the one that is being planned here? <br /> Pam Davis: If I had those, I would. <br /> Michael Fox: So, knowing what you know now, you feel like you appraisal is incomplete. <br /> Pam Davis: No. <br /> Michael Fox: I thought that's what you just said, that if you had those, you would have looked <br /> at them. <br />
