If you are talking, Orange <br /> 18 County... <br /> 19 <br /> 20 Michael Fox: But it's your opinion, you don't feel like it was necessary to look at those to come <br /> 21 to your opinion? <br /> 22 <br /> 23 Pam Davis: No <br /> 24 <br /> 25 Michael Fox: Are you aware that there is a large nationwide study of the impact of these wind <br /> 26 turbines and the impact on property values on homes within their view shed. <br /> 27 <br /> 28 Pam Davis: I saw what was included in the preliminary submission about a wind farm study <br /> 29 that talked about values within a ten mile radius. <br /> 30 <br /> 31 Michael Fox: Did you examine that study? <br /> 32 <br /> 33 Pam Davis: I did, but that would be like saying does this solar farm impact the value in <br /> 34 Carrboro. Its ten miles away. <br /> 35 <br /> 36 Michael Fox: So you think— it's your professional opinion that the only relevant comps are the <br /> 37 ones in the neighborhood. <br /> 38 <br /> 39 Pam Davis: No, not the only relevant comps. But, a wind farm isn't a solar farm, and we don't <br /> 40 have wind farms. And a study with a ten mile radius can show anything. <br /> 41 <br /> 42 Michael Fox: Well what you are assuming in your conclusion is that the solar farm is going to <br /> 43 be an adverse condition, a negative view, correct? <br /> 44 <br /> 45 Pam Davis: Yes. <br /> 46 <br /> 47 Michael Fox: Did you test that assumption at all on any other known solar farms and sales <br /> 48 next to it, or is that just an assumption on your part? <br /> 49 <br /> 50 Pam Davis: It's an assumption on my part. <br /> 51 <br />
