I went to White Cross Road. <br /> 6 <br /> 7 Michael Fox: But it's not the same because it doesn't have any screening, does it? <br /> 8 <br /> 9 Pam Davis: It doesn't have the same screening, but that doesn't prohibit me from forming an <br /> 10 opinion. <br /> 11 <br /> 12 Michael Fox: Did you make any effort to find any other solar farms? <br /> 13 <br /> 14 Pam Davis: I looked at the one at Maple View on Dairyland Road. <br /> 15 <br /> 16 Michael Fox: Okay, and does that have screening? <br /> 17 <br /> 18 Pam Davis: No. <br /> 19 <br /> 20 Michael Fox: Okay. Did you make any effort to find any solar farms that were completely <br /> 21 screened and buffered from the adjoining properties? <br /> 22 <br /> 23 Pam Davis: Did I make any effort. I looked at what Orange County solar farms were. That's <br /> 24 the extent, so no. <br /> 25 <br /> 26 Michael Fox: You are well aware that the best method for determining whether or not there is <br /> 27 any impact on a particular property is to find an identical situation and measure the impact, <br /> 28 correct? <br /> 29 <br /> 30 Pam Davis: Yes. <br /> 31 <br /> 32 Michael Fox: Did you attempt to do that? <br /> 33 <br /> 34 Pam Davis: Yes. But as I stated, since solar farms are new, Chapel Hill —this area doesn't <br /> 35 have that data, and what happens in Zebulon and Goldsboro is not necessarily the same. <br /> 36 <br /> 37 Michael Fox: Even if it's the only comparable that you can look at? <br /> 38 <br /> 39 Pam Davis: Well I think a more relevant issue is looking at some other adverse effect on value. <br /> 40 <br /> 41 Michael Fox: Would you not consider your appraisal incomplete if it didn't at least consider <br /> 42 sales beside an existing solar farm that was similar to the one that is being planned here? <br /> 43 Pam Davis: If I had those, I would. <br /> 44 <br /> 45 Michael Fox: So, knowing what you know now, you feel like you appraisal is incomplete. <br /> 46 <br /> 47 Pam Davis: No. <br /> 48 <br /> 49 Michael Fox: I thought that's what you just said, that if you had those, you would have looked <br /> 50 at them. <br /> 51 <br />
