Erosion control will be handled by <br /> County Staff and he noted that he had installed <br /> proper terracing for control of the water. The <br /> final comment addressed by Mr. Roberts was the <br /> neighborhood concern regarding notification of <br /> the proposed subdivision and Planning Board <br /> meeting. He stated that he did not feel his <br /> family should be penalized because they did not <br /> receive notification. He apologized, but felt it <br /> was not his responsibility for notification. <br /> Jobsis asked about the existing density in the <br /> area. Kirk responded that there is not a lot of <br /> development in the immediate area. East of the <br /> creek toward Hillsborough is higher density. <br /> There are large tracts of land along Baldwin Road <br /> to Lawrence Road. <br /> Scott noted that Thompson' s Cross Subdivision is <br /> about 1 1/2 miles away and it contains 1-acre <br /> lots. While there are large tracts of farmland <br /> adjacent to this property, there are some 1-acre <br /> lots close by. <br /> Burklin noted that a letter was included in the <br /> last agenda from the Town of Hillsborough <br /> regarding alignment and asked for an update. <br /> Kirk responded that the Hillsborough Thoroughfare <br /> Plan includes the realignment of Baldwin Road to <br /> connect with Lawrence Road and indicates that <br /> Baldwin Road should have 100-foot right-of-way. <br /> However, Orange County has not adopted the <br /> Hillsborough Thoroughfare Plan. Kirk continued <br /> that a copy of the preliminary plan for Black <br /> Walnut Farm Subdivision was forwarded to the Town <br /> of Hillsborough and comments were the same as for <br /> the concept plan - they would like realignment. <br /> Rosemond asked Ms. Baldwin about her statement <br /> regarding the road coming within fifteen feet of <br /> her chimney. Ms. Baldwin responded that Mr. <br /> Roberts had answered that concern when he stated <br /> he would be giving the right-of-way for Baldwin <br /> Road. Mr. Roberts stated that NCDOT has given <br /> his family a proposal for participatory paving <br /> with a sixty-foot right-of-way. That moves the <br /> road off the Baldwin property. <br /> Mr. Jim Myers asked that consideration be delayed <br /> until the Planning Board can visit the site. <br /> Scott reminded the Board that the applicant has <br /> met the ordinance requirements. <br /> I I I <br />
