38 <br /> Road must be viewed as a large number of <br /> residential properties with scattered large <br /> parcels. He continued that there is no <br /> discrepancy or controversy regarding the <br /> eastern property line. It agrees with previous <br /> surveys. The dispute between Reid Roberts and <br /> Stewart Barbour is exactly where the property <br /> line is from some point on St. Mary' s Road to <br /> some point in the Eno River. Yuhasz noted that he <br /> had suggested to Mr. Barbour that "if he would <br /> put his foot down where he believes the line to <br /> be, then we would be more than willing to look <br /> for that to be a reasonable point to agree to a <br /> line so as to end this controversy" . Yuhasz <br /> noted that is still the situation and that <br /> disputed parcel will be part of Lot A which is <br /> larger than what is required. Wherever the line <br /> is will not affect the subdivision in any way. <br /> Scott asked for clarification of the approximate <br /> location of the line. Yuhasz responded that the <br /> Barbour line goes into the Eno River somewhere <br /> west of the bridge; the exact point is <br /> undetermined. He continued that he has it <br /> narrowed down to approximately thirty (30) feet <br /> either way and the original deeds from which <br /> these properties were taken have errors up to <br /> sixty (60) feet. Thus, what it will take to <br /> settle the issue is an agreement with the <br /> property owners. He reiterated that this dispute <br /> has no impact on this subdivision. <br /> Howie asked if Lot A is the 25th lot. Yuhasz <br /> responded that it is and it is the owner's <br /> residence. Howie continued, asking about the <br /> possibility of further subdivision of Lot A. <br /> Yuhasz responded that was a possibility, any <br /> parcel larger than the minimum lot size has the <br /> potential for further subdivision. However, that <br /> is not a part of the owner' s plan at this time. <br /> In regard to the realignment of Baldwin Road, <br /> Yuhasz stated that the applicant will provide for <br /> the realignment of Baldwin Road with St. Mary' s <br /> Road. <br /> Kirk stated that he had contacted NCDOT and they <br /> indicated they had no plans for realignment of <br /> Lawrence to connect to Baldwin. <br /> Diane Lea reiterated that she felt this was <br /> definitely intense development for St. Mary' s <br /> Road despite comments from Mr. Yuhasz. She <br /> suggested that the Planning Department Staff do a <br />
