She noted that St. Mary' s Road is one <br /> of the most scenic roads in Orange County and if <br /> something is not done to protect St. Mary' s Road, <br /> even the Roberts subdivision would be harmed in <br /> the long run. She felt that St. Mary' s Road would <br /> be the selling point for the property and the <br /> rural aspect of the road must be protected. Her <br /> concern was that something would be lost that <br /> could never be replaced. <br /> Brown asked Ms. Baldwin if there were issues that <br /> were not satisfied at the meeting with the <br /> developer. Ms. Baldwin responded that the <br /> neighbors wanted assurance that the homes would <br /> meet the landscape and she felt that there was a <br /> difference in values of what was wanted. She <br /> continued that there were some issues that would <br /> probably never be resolved. The neighbors had <br /> suggested that the developer use the two historic <br /> homes be used as a gateway to the subdivision and <br /> then build homes that would fit the historic <br /> homes. She noted that one problem is that the <br /> developer has done a lot of work and the <br /> neighbors have come in at the last minute with <br /> their concerns and questions because there did <br /> not seem to be a forum where the concerns could <br /> be heard. She expressed sympathy for the <br /> developer for the issue of making changes after <br /> all of the work he has done. She indicated, <br /> however, that they did feel that there is a <br /> better way to develop a subdivision in an <br /> historic area. The developer should be <br /> encouraged to do creative development that would <br /> have homes of equal value to those historic homes <br /> on either side. She also asked for assurance <br /> that the developer would be bound by conditions <br /> such as one requiring that the road be paved. <br /> Waddell responded that the conditions imposed on <br /> a subdivision by the Planning Board would be sent <br /> to the Commissioners and, on their approval, the <br /> developer is bound by those conditions. Ms. <br /> Baldwin emphasized the request that a condition <br /> be imposed that the road be paved in the latest <br /> position that the developer has indicated. <br /> Mr. Jim Meyers stated that the issue is not <br /> whether or not the applicant should be allowed to <br /> develop his property. The hope/concern is that <br /> the development that occurs be appropriate for <br /> the area. It is hoped that there could be a <br /> change in thinking about what is appropriate to <br /> fit with the tone of the area and that it would <br /> be profitable to both the developer and the <br /> neighborhood. <br />
