A copy of the letter is an <br /> attachment to these minutes on pages <br /> Ms. Lea referred to the recently completed <br /> architectural and historic inventory for Orange <br /> County noting that both Maple Hill and Sunnyside <br /> have been identified as particularly important <br /> projects. She continued that the Meyers ' had <br /> commissioned for and received the nomination for <br /> placement on the National Register. She felt that <br /> all of the research involved in this procedure <br /> is encouraging to developing the next step of the <br /> County planning process which is to develop a <br /> Preservation Element for the Comprehensive Plan. <br /> Ms . Lea continued, speaking to the issue of case <br /> studies and historic preservation. She noted that <br /> her work with preservation and marketing of <br /> historical properties indicated it is the setting <br /> of the properties and maintaining its historical <br /> context that is as important to conveying the <br /> message of the historic property as intact <br /> architecture and well-maintained property. She <br /> felt the consultant will be able to recommend <br /> some new/additional techniques to the County to <br /> protect such areas as the one under discussion. <br /> While she -was encouraged with the buffering and <br /> landscaping to protect the view from St. Mary' s <br /> Road indicated by Kirk, she felt it was only the <br /> first step. With everything that is happening in <br /> Orange County at the present time, she felt it is <br /> very important that the historic properties be <br /> protected. She felt it would be advisable to <br /> postpone a decision on this subdivision until the <br /> consultant can review this as one of the case <br /> studies. <br /> Mr. Jay Ladd, new owner of Maple Hill, asked that <br /> the process for subdivision approval be <br /> explained. Kirk responded that the three steps <br /> for subdivision approval are: Concept Plan, <br /> Preliminary Plan and Final Plan. He explained <br /> the requirements of each step. <br /> Mr. Ladd stated that he was not opposed to <br /> development; his concern was with the density of <br /> 25 homes on 35 acres of land on a dirt road and <br /> the traffic impact. <br /> Steve Yuhasz, surveyor, responded that one unit <br /> per acre is not dense development; five units per <br /> acre is dense development. He felt there was a <br /> certain amount of perspective that must be taken. <br /> He felt that the area of US 70 and St. Mary' s <br />
