It is zoned <br /> -Agricultural Residential and designated Agricultural <br /> Residential in the Land Use Element of the <br /> Comprehensive Plan. <br /> Land uses in the area include farming and scattered <br /> residential houses. The area proposed for development <br /> is 44.30 acres in size with 25 lots. The minimum lot <br /> area ,is 1.0 acres with an average lot size of 1.39 <br /> acres. <br /> Access to the property is from Baldwin Road (SR 1554) _ <br /> A public road is proposed to serve the subdivision. A <br /> 1992 traffic count on Baldwin Road indicated 110 trips <br /> per day just north of the intersection with St. Mary's <br /> Road. <br /> A Duke Power Company Transmission line runs through the <br /> northern part of the property and a 50 foot buffer is <br /> provided on each side of the right-of-way. Lots will <br /> be served by individual wells and septic tanks. <br />
