DRAFT Conditions of Approval <br />INFORMATION CONTACT: <br />Craig Benedict, Planning Director <br />245-2592 <br />Michael Harvey, Zoning Administrator <br />245-2607 <br />~/ ~ ~ ~ ~ <br />PURPOSE: To deliberate and make recommendations to the BOCC concerning a Rezoning <br />and Class A Special Use Permit application(s) proposing the development of a Planned <br />Development 'on property located within the I-85/Buckhorn Road Economic Development <br />District. <br />BACKGROUND: In December of 2.007 the applicant, Buckhorn Road Associates LLC, <br />submitted applications requesting the development of a large-scale commercial site along <br />Buckhorn Road. The applicant proposed developing: this project as a Planned Development <br />(hereafter `PD/SUP') in accordance with the provisions of the Orange County Zoning Ordinance. <br />Please refer to Attachment Three (3) Planned Development Guidelines - Appendix A of the <br />abstract <br />(STAFF NOTE: you have already been provided a copy of the application referenced as <br />Attachment Three (3)) <br />APPLICABLE ZONING REGULATIONS: With respect to the review of this project, the <br />following sections of the Zoning Ordinance apply: <br />• Section 6.29 Development Standards for Economic Development (ED) Districts (i.e. the <br />Economic Development District Design Manual), <br />• Article Seven (7) Planned Developments <br />• Article Eight (8) Special Use Permits, and <br />• Article Twenty (20) Amendments <br />
