r~~ <br />DRAFT -CONDITIONS OF APPROVAL - BUCKHORN VILLAGE May 7, 2008 <br />Total cumulative building footprint for these uses shall be limited to sixty-five thousand <br />(65,000) square feet. <br />5. A maximum of One (1) free-standing building supporting a Service, Automotive <br />Convenience Store land use (i.e. gas station with convenience store) including an <br />accessory Restaurant use without drive-thru facilities limited to a total of two thousand <br />(2,000) square feet of floor area. <br />Development of any and all land uses within District II is limited to a cumulative total of five <br />hundredt twenty-two thousand (522,000) square feet of gross building footprint including any <br />and all accessory structures deemed by the County as necessary to support the proposed <br />operation not to include those uses listed within the: <br />1. Transportation, Communications, and Utilities and <br />2. Other Uses <br />categories that are deemed necessary to support, or provide ancillary amenities to, the <br />development of the District. <br />SECTION 2-2-3 DEVELOPMENT AREAS -DISTRICT III: <br />District III is located within the southwestern portion of the property, along West Ten Road, and <br />is intended to support a regional commercial developments as well as mixed-use development in <br />an effort to expand on the main street theme established within District IL <br />\_ <br />The breakdown of development permitted within this district shall be as follows: <br />1. A maximum of Twelve (12) free-standing buildings supporting multiple land uses <br />including those uses previously identified within the following categories: <br />a. Manufacturing, Assembly, an Processing, <br />b. Retail Trade, <br />c. Finance, Insurance, and Real Estate, and <br />d. Services excluding Hotels and Motels, <br />Total cumulative building footprint shall be limited to one hundred fifty thousand <br />(150,000) square feet. <br />2. A maximum of Eleven (11) free-standing buildings supporting single, independent, <br />land uses including those uses previously identified within the following categories: <br />a. Manufacturing, Assembly, an Processing, <br />b. Retail Trade, <br />c. Finance, Insurance, and Real Estate, and <br />d. Services excluding Hotels and Motels, <br />Total cumulative building footprint shall be limited to three hundred fifty thousand C <br />(350,000) square feet. <br />
