A further analysis of three residential subdivisions immediately south of SouthPointe <br />Mall (a major commercial development having over one million SF) located in southern <br />Durham County (Buck Crossing, Chancellors Ridge, & Eagles Pointe) appreciation in the <br />three residential subdivisions is approximately 5.3%, 4.0% & 4.6% per year respectively, <br />thus averaging 4.63% over the last eight years. <br />NIATE: See Comparable Control Neighborhood Historical Sales Table Addendum of the. <br />`Buck Crossing, Chancellors Ridge & Eagles Pointe" Subdivisions, attached. <br />The above Historical Sales Comparison Analysis provides no evidence that the proposed <br />Buckhorn Village Development would have any negative influence on surrounding <br />property values or marketability. Furthermore, these Comparable Sales appeaz not to be <br />influenced negatively by their respective proximity to major commercial operations <br />(SouthPointe Mall) in. their respective neighborhoods. Adjusted for the time for each . <br />resold residence, appreciation has been ranging from approximately 4.0% to 5.3%, aver <br />the last 8 years (Compared -with Wildwood at 5:5% per year). <br />In conclusion, I have found no market evidence that the propased Buckhorn Village <br />Development would have any negative influence on surrounding residential market <br />values or their respective marketability. The IVlarket appears to be willing to ignore <br />the nearby presence of the major coffi~nercial operations iaa ezchange for the <br />superior location developed neighborhoods similar to the Buclrlhorn Village <br />development offers. Based on the data collected, it is my opinion that the proposed <br />Buckhorn Village Development will not have a negative influence on value or <br />marketability of the surrounding properties located on or near Buckhorn Village <br />develapment when 100% complete. <br />N®7'E: I have not performed an appraisal of the subject property vacant or as proposed, <br />or any of the surrounding neighborhood properties or Comparable Historical Sales <br />Neighborhoods. The above-mentioned information and analysis is intended for use as an <br />Impact Study only, as it relates to the subject. proposed Buckhorn village Development <br />(assumed 100% complete as proposed per BVPD-ED/SUP as presented).
