As requested the following information was developed for use in addressing the potential <br />impact of the proposed Buckhorn Village Development. <br />The property is located at the southeast corner or the intersection of I-85/40 and <br />Buckhorn Road (SR 1114), in western Orange County approximately one (1) mile ,from <br />the Orange/Alamance County line, and contains approximately 130 acres. <br />I have inspected and analyzed the subject property, the proposed development, <br />surrounding neighborhood and comparable sales data, which is summarized as follows: <br />The general neighborhood consists primarily of mixed style residential to the <br />east, south, and west, commercial immediately to the west, light industrial, & <br />service to the north, mixed with agricultural uses. The general neighborhood <br />area appears to have been developed over time from larger tracts with most <br />homes being typically built to individual custom tastes, which were incorporated <br />into the design and style of each structure (Speculative Residential Buildings has <br />existed over time). According to current information obtained from Orange <br />Counties computerized Land Records and the Triangle Multiple Listing Service, <br />numerous residential homes in the immediate surrounding area (TMLS, Area <br />210 & 211) have sold since 1985 (20+ years). Twenty-Four residences are <br />currently listed and one is currently under contract in the TMLS search area <br />(which is predominantly south of I-85 to NC 54). <br />The subject neighborhood area has been compared to other single-family residential <br />properties located throughout Orange County, one of which is located in central Orange <br />County known as "Wildwood" which, has similar styles, designs, age and external <br />influences (such as I-85 to its north and adjacent to a major commercial hub "f~Iampton <br />Pointe" which was built after the "Wildwood" subdivision was completed). <br />907 Alexander Stewart Drive (4.45Q..26) David M.
