<br />Buckhorn Road is proposed to be widened to not less than five lanes at the bridge <br />overpass at I-85/40. Therefore, the existing overpass bridge at I-85/40 will be widened as <br />part of this proposed development. Buckhorn Road widening will increase traffic flow <br />and with the inclusion. of multiple left and right turn. lanes. Through traffic should .have <br />minimal impedance to areas north anal south of the Buckhorn .Village Development. <br />It must be noted that the main entrance at Buckhorn Road into buckhorn Village will be a <br />full service .signalized intersection providing controlled ingress, egress and regress to the <br />development consistent with similar well-planned long-term traffic patterns. The <br />intersection of Buckb:orn Road and Old West 10 will be signalized to assist in supporting <br />the same long-term traffic patterns. Additional access points include one directly onto <br />Old West 10, and two access points onto Buckhorn Road; which are not signalized. <br />I-85/40 will also have ramps widened to support vehicular storage for those vehicles <br />entering and exiting onto I-85/40. Additionally, the deceleration lane for the westbound <br />traffic of I-85/40 will be extended in addition to be widened from the DMV Weigh <br />Station to the ramps top. <br />See Transportation & Pedestrian Plan hereby attached by reference. <br />Visibility <br />The applicant is proposing a comprehensive open space management plan .that involves <br />preservation of existing woodlands, the planting of interior parking lot buffer,. and the <br />planting of vegetation .along all proposed streetscapes. Existing vegetation will be <br />retained as a buffer to properties immediately east of the Buckhorn Village Development <br />with a width of 150 feet and a 25-foot buffer behind the existing residences located along <br />Buckhorn Road. The height of the natural tree cover along the perimeter of the. property, <br />coupled with significantly wide buffers for Buckhorn Village Development should be <br />virtually invisible from immediate neighbors to the east and limited direct visibility to all <br />other property owners and travelways. <br />From a design layout standpoint, many of the proposed building improvements are to be <br />carefully located to less conspicuous sites within the Buckhorn Village development to <br />help mitigate building heights with existing sight and tree lines. <br />The context, aesthetics, scales, and massing of the Planned Development are to be guided <br />by an overarching architectural theme and. control standards. Subtle variations between <br />the districts are likely, however, the architectural theme will prevail throughout the <br />Buckhorn Village development. <br />l <br /> <br />
