Furthermore, multi and single use buildings within District II will likely have first floor <br />retaiUservice with second & third floors as residential condominiums, apartments, and <br />office space totaling as much as 200 units. <br />District Three (3), located in the southwestern portion of the property: This district is <br />approximately forty-eight (48) acres in area and is intended to support large-scale retail <br />development with the possibility of some mixed-use projects. The developer has also <br />proposed reserving an area of the District for future use by a local government to address <br />the provision of protective services (i.e. police, fire, emergency, etc). The anticipated <br />floor area within this district is approximately six hundred six thousand (606,000) square <br />feet. <br />Furthermore, as many as 200 units of residential or multi-family units may be placed <br />here. <br />The total of 1.114 million square feet maximum of building footprint is proposed for the <br />entire property. <br />Additionally, the development is proposed to include several bicycle lanes and pedestrian <br />sidewalks throughout the development to make it more pedestrian accessible. <br />Proposed ~Ttilaties <br />The Buckhorn Village Development will make numerous modifications and additions to <br />the existing public water and sewer infrastructure to support the project, in addition to the <br />existing natural gas utility. These proposed improvements appear to provide sufficient <br />support for the project and potentially some nearby properties, depending on overall <br />capacity brought to the area by the proposed utility improvements and upgrades. See <br />Summit Engineering Utility Plan hereby attached by reference. <br />Existing Electric Power and Telephone are currently extended to the site and it is <br />assumed would be available for the, proposed Buckhorn Village Development. <br />Proposed Access ~i Improvements <br />Access to the property is proposed to be as follows (See Transportation Plan attached): <br />® Three (3) driveway entrances along Buckhom Road, and <br />® Two (2) driveway entrances along West Ten Road <br />The Buckhorn Village Development is also proposing to develop several bicycle lanes <br />and pedestrian sidewalks throughout the development to make it more pedestrian <br />accessible and is proposing to have four (4) bus stops with passenger pick-up and drop- <br />offareas. <br />
