The site is <br />served by I-85/40 to the north, Buckhorn Road to the west and Old West 10 ,to the south. <br />See Buckhom Village Planned Development -Public Notice Proposed Zoning Atlas <br />Addendum attached. <br />Zoning and Neighboring I1anc1 ~7ses <br />C~ <br />The properties are currently zoned EDD (I-85/Buckhom Road Economic Development <br />District), and originally adopted by the Orange County Board of Commissioners on <br />March 1, 1994 as amended. A portion of the property located on the west side of <br />Buckhorn Road is zoned Residential One (R 1). I-85/40 is the major east-west <br />transportation arterial in central Orange County and Buckhom Road is a major north- <br />south arterial in western. Orange County. (See Buckhorn Village Public .Notice Map <br />Addendum attached). <br />As stated, the majority of the property is currently known and operated as Buckhorn <br />Jockey Lot a community flea market. There are numerous structural improvements to the <br />property, including gravel travelways, parking lots and accessory buildings and food <br />concessions. <br />There are several residences in the area including single-family residential site built <br />houses and manufactured homes. Most residences are typically located on parcels of <br />approximately 1 acre or larger. Other residential properties exist in the area and are <br />located on parcels in excess of one acre, with some supporting agricultural activities. <br />Immediately to the west and across Buckhom Road is an existing major Truck Stop and <br />restaurant operation, known as Petro Truck Stop & Iron Skillet.
