Orange County NC Website
The attached analysis is in two parts. The first section contains a more detailed
description of the property both as it is currently configured and as if the overall site
would be configured as proposed and "Assumed" 100% complete; and the site is fully
developed per the proposed BVPD-ED/SUP, as further described in the Application, as
well as relevant information about the neighborhoad and its relation to the subject. This
section addresses the surrounding neighborhood harmony issue. The second section is a
summary of my investigations and data analyzed, and the reasoning behind my
conclusions. This ~ section addresses the issue of the likely effect of the proposed
Buckhorn Village BVPD-ED/SUP, as if 100% complete, on the values and marketability
of the immediate surrounding neighborhood area.
Based on this information grid analyses, it is my opinion that the proposed Buckhorn
Village BVPD-ED/5UP when 100% complete will have ago negative effect on the value
or marketability on the immediate surrounding area and will not injure the surrounding
properties or neighborhood. 'Thus, the surrounding properties and the general
neighborhood vicinity near the proposed Buclihorn Village project should maintain
their current market values, and over tinge, their appropriate appreciation levels.
Respectfully submitte ,
________
Everett V.
