Harvey AICP, CZO -Zoning Admiivstrator/Enforcement Officer <br />April 25, 2008 <br />REVIEW and ASSESSMENT of Buckhorn Village application <br />Per Section 7.5.4 of the Orange County Zoning Ordinance, please accept the following document <br />as an assessment of the Planned Development application, submitted by Buckhorn Road <br />Associates LLC, proposing to develop a unified commercial center on several parcels of property <br />within the Interstate 85/Buckhorn Road Economic Development District. <br />This assessment shall be broken down intro the following sections: <br />• Background of the project, <br />• Application submittal and review, <br />• Staff assessment and findings on the appropriateness of the project per Section 7.5.4 of <br />the Ordinance, and <br />• Review/Assessment on requested waivers/modifications to existing development <br />regulations as outlined within the application. <br />BACKGROUND: <br />i~~ <br />Throughout the fall of 2007 staff began having regular, weekly, meetings with representatives of <br />Buckhorn Road Associates LLC (hereafter `applicant'). The applicant was proposing the <br />development of a phased, unified commercial center on several parcels of property along <br />
