DESIGN SOLUTION NINE (9) as outlined on page thirty-four (34) of the application reading as
follows:
`The applicant requests a waiver from Section 3.2 Landscape Design -Building arzd
Grounds of the EDD Design Manual'
The EDD Design Manual requires that the entire base or foundation of a proposed structure is to be
landscaped. The applicant is proposing the following:
` ... to provide for building arzd grounds Landscaped Areas along thirty percent (30%) of a
buildings perimeter to soften building edges while maintaining necessary sidewalk and
outdoor display areas'
The applicant argues that this modification will allow for the use of sidewalks and pedestrian plazas
to promote the accessibility of the project. The EDD Manual did not foresee a town centre concept
with pedestrian sidewalks along access streets and alleys. Foundation plantings in the sidewalk
areas and along service alleys would not b~e appropriate: In the stead of proper foundation planting,
the applicant can provide enhanced~streetscaping other landscape enhancements.
STAFF BACKGROUND AND COMMENT:
While staff understands the need for buffering along the perimeter of the building, we believe that
the proposed Design Solution is more appropriate in an effort to encourage a pedestrian friendly
development project.
CHART, TABLE OR DEMONSTRATION: SEE BELOW (supplied by applicant)

1"~j
~1; :G,~t
c.s^t
3 E*fl;ti~4tBi~ ~ttc~1 yw+'iily
i'~ina~ #r+e:t Iya~~~rw~~~xt~~ti
_...~_.___ e'•~3~;5f PJ~,~rra'~[Ytc ~7CCkfw G.c~ tr':fit'
~ur~in~l~:r~'ina 1,i7n~ irgeb
~ ,[[.~.~ `;7rrt,~~~ ~C`~~,tis i3~ bStiTa+n~<r:.lk
I~ ~~~~ GY$4~'`5415'1?OthEL2~:i'o~
,, 1 ff
]'r'i'ms ~ ~~xi~;wwa~]2s~. ~~~~~
gg ~,___.. scx~:~t.
