DESIGN SOLUTION SIX (~ as outlined on page thirty (30) of the application reading as follows: <br />`The applicant requests a waiver from Section 3.1 Architectural Design -Corrugated <br />Metal; Highly Reflective Surfaces; and Illunai~zated Roofing of the EDD Design Manual' <br />The applicant is requesting the ability to have flexibility in using highly reflective roof materials <br />when they are designed to achieve the various energy objectives outlined within the application. The <br />applicant indicates that the use of reflective material .will assist them in designed architectural <br />features that are intended to make use of radiant heat and natural light to reduce energy use and <br />costs. <br />STAFF BACKGROUND AND COMMENT: <br />Staff believes that the use of reflective material will compliment .architectural features that are <br />designed to make use of radiant heat and natural light to reduce energy use and costs. The use of <br />.renewable energy sources is basic to the design of all buildings in the Buckhorn Village <br />-Development. Reflective roof materials minimize the heat island effect and reduce internal energy <br />use for each structure. Energy conservation and the use of renewable energy sources is a key <br />component of a LEED Neighborhood Development. <br />LEED standards for. Solar Reflectance Indices (SRI) on roofs with a pitch of less than 2:12 are 78 <br />and 29 for roofs with a pitch greater than 2:12. <br />This modification will also result in achieving several goals referenced within the Comprehensive <br />Plan, most notably: <br />1. Goal Three (3) The Conservation of Energy Resources in Orange County, and <br />2. Goal Four (4) Development of renewable sources of energy <br />CHART, TABLE OR DEMONSTRATION: NONE <br />STAFF RECOMMENDATION: <br />Staff supports the proposed Design Solution and recommends that a condition be considered or <br />placement on the project indicating that the modification can only be utilized in situations where it is <br />demonstrated that: <br />1. The light reflecting from roofing materials and will not create a public safety, traffic <br />hazard, or annoyance to others, <br />2. .All roof materials shall have SRI for roof pitches less than 2:12 of 78 and an SRI of 29 for <br />roofs with a pitch greater than 2:12 (Reference to LEED Standards) <br />33 <br />
