DESIGN SOLUTION THREE (3) as outlined on page twenty (20) of the application reading as
follows:
`The applicant requests a waiver from Section 2.4 Environmental .Factors -Grading and
Erosion Control -Planting Area Slopes of the EDD Design Manual'
The applicant is requesting the ability to utilize a maximum slope factor of 2:1 rather than the listed
maximum slope of 3:1. Within. the request the applicant indicates that the existing grade of the
property would require `unnecessary grading and increate the total footprint of disturbance' if the
maximum 3:1 slope ratio was adhered to. The applicant is requesting the ability to use a slope ratio
of 2:1 or flatter in an effort to avoid unnecessary disturbance on the property and make use of the
natural shape of the land with minimal grading.
STAFF BACKGROUND AND COI•'IMENT:
The existing grade of the property would require `unnecessary grading and increate the total
footprint of disturbance' if the maximum 3:1 slope ratio was adhered to. The applicant is requesting
the ability to use a slope ratio of 2:1 or less in an effort to avoid unnecessary disturbance on the
property and make use of the natural shape of the land with minimal grading.
As the attached illustration shows, the steeper 2:1 back slopes will take up less land area and
therefore, less natural cover will have to be destroyed than a 3:1 back slope. The 2:1 back slopes
will take a more concerted effort to stabilize and maintain, but less land area will be disturbed.
Retaining walls may also help to minimize the extent of the 2:1 back slopes.
LEED for Neighborhood~Development encourages the conservation management of existing natural
habitats and wetlands. Techniques to reduced site grading and disturbance are compatible with
LEER neighborhood development standards.
CHART, TABLE OR DEMONSTRATION: SEE BELOW (supplied by applicant)
~Uf Kf-fiG'R.N V ILLI~C-~
CJ~ange County
2:~
3.1
t7E~1C-~N Sf~llt~l~l #~ ~~
as/g9/cps
26
UNNEC.~55ARY
/- l-~.F~ REMOVAL-~~
