~~~ <br />ATTACHMENT ONE (1) REQUEST AND REVIEW PROCESS SUMMARY: <br />ADJACENT LAND The adjacent properties/land uses to these tracts are as follows: <br />USES <br />1. A thirty four (34) acre, undeveloped, parcel to the east of the <br />property (i.e. Buckhorn Flea Market property) that is zoned E.D, <br />2. A Planned Development (PD) residential subdivision to the south of <br />the property (i.e. Buckhorn Flea Market property) with twenty-eight <br />(28) single-family residential dwelling units. The residential <br />subdivision is called Clear View and is zoned PD, <br />3. A five (5) acre parcel of property to the south of the property (i.e. <br />Buckhorn Flea Market property) that is utilized as a mobile home <br />park with a total of six (6) individual mobile homes. The property in <br />question is zoned Rural Residential One (R-1 ), <br />4. A point five (.5) acre parcel of property located adjacent to, and <br />between, the Clear View residential subdivision and the mobile <br />home park that is currently utilized to support asingle-family <br />residence an is zoned Rural Residential One (R-1), <br />5. A gas station to the northwest corner of the proposed development <br />that is zoned General Commercial Four (GC-4), <br />6. Three (3) parcels of property with frontage along Buckhorn Road <br />utilized to support single-family residential dwelling units that are <br />zoned ED, <br />7. Two (2) parcels of property with frontage along Buckhorn Road that <br />are currently undeveloped that are zoned ED, <br />8. Across Buckhorn Road there is a thirty-one (31) acre parcel of <br />property within the City of Mebane's planning jurisdiction that is <br />occupied by a truck stop, fuel station, restaurant, and small-scale <br />retail outlet <br />9. Several parcels of property ranging from half an acre to two (2) <br />acres that are zoned R-1 and are located within the Commercial <br />and Industrial Node. <br />Attachment One -Page 3 <br />
