1~~ <br />ATTACHMENT ONE (1) REQUEST AND REVIEW PROCESS SUMMARY: <br />SIZE OF PARCELS The request involves four (4) parcels of property: <br />1. A seventeen and a half (17.5) acre parcel of property (TMBL <br />3.28..20C /PIN. 9834-47-5174) and a one hundred ten (110) acre <br />parcel of property (TMBL 3.28..20 /PIN 9834-56-1587) with a <br />current street address of 508 Buckhorn Road that is currently <br />utilized to support the Buckhorn Flea Market operation that is <br />zoned Economic Development (ED), <br />2. A one point nine (1.9) acre parcel of property (TMBL 3.28..57C / <br />PIN 9834-54-1735), that has frontage along West Ten Road and is <br />zoned Rural Residential, One (R-1) <br />3. A two and a half (2.5) acre parcel of property (TMBL 3.28..13 /PIN <br />9834-36-4225) that is separated by Buckhorn Road, with <br />approximately one (1) acre of the property east of Buckhorn Road <br />and adjacent to the Buckhorn Flea Markef operation that is zoned <br />Economic Development (ED), and the remaining one and a half <br />(1.5) acre portion of the parcel to the west of Buckhorn Road that is <br />zoned Rural Residential One (R-1) <br />It should be noted that the entire proposed commercial center is located <br />on property currently utilized as the Buckhorn Flea Market property (TMBL <br />3.28..20 and 20C) as well as the one point nine (1.9) acre parcel (TMBL <br />3.28..57C) with frontage along West Ten Road. -Both properties are <br />located within the Economic Development Node. <br />The remaining property is being. encumbered as part of this .process as <br />additional buffer area as well as to provide additional land area to address <br />anticipated roadway.improvements. <br />The applicant has indicated within the. project narrative that the parcel that <br />is separated by Buckhorn Road (refer to number three (3) above) is not <br />intended to be developed for commercial purposes but is to serve as <br />additional buffer and be available for roadway improvements. <br />This parcel is split zoned, ED and R-1, and is located within both the <br />Economic Development Node and the Commercial and Industrial <br />Node. <br /> <br /> <br /> <br />Attachment One -Page 2 <br />
