Harvey AICP, CFO, CZO, Current Planning Supervisor-Planner III <br /> Re:Response to Staff comments on the Triple Crown Farm Major Subdivision <br /> Dear Mr. Harvey: <br /> We received comments from you and your staff on the Triple Crown Major Subdivision. Below are the <br /> comments and our responses: <br /> GENERAL COMMENT: Staff strongly urges you to provide a separate survey,sheet, without <br /> topographic contours, clearly identifying the limits of the project (i.e. proposed lots, roadways open <br /> space, POSA, etc.) Likewise, you and your client should consider providing a separate sheet for Open <br /> Space and Recreation. These additional sheets will make the plan easier to follow. <br /> Response: Agreed. We have added Sheet 4: Recreation and Open Space and Sheet 5: Preliminary Lot <br /> Exhibit and Sheet 6: Suitable Soils. <br /> GENERAL COMMENT: On the plat we see references to a'CLASS A ROAD' being provided. I was <br /> under the assumption, which may have been wrong, you were actually paved roads, 20 feet in width, <br /> built to the State public road standard but were going to privately maintain them. Please clarify so I can <br /> ensure my abstract is correct. If you are not proposing a'CLASS A ROAD' <br /> as detailed within Section 7.8.4 of the UDO remove the reference. <br /> Response: You are correct in that these will be built to public road standards. The label now reads <br /> "Built to NCDOT Standards". Please see revised plans. <br /> Cover Sheet(Sheetl) <br /> a) Include site address as listed with Orange County PIN. (i.e. 906 Triple Crown Drive - PIN 9850- <br /> 91-0030) Response: These have been added to the Title Block on all sheets. Please see revised <br /> Plans. <br />
