13 <br /> Section 1.4. 'Declarant"will mean and refer to 16 Parkside Lane, LLC, its successors, <br /> and assigns, to which the rights of Declarant hereunder are expressly transferred, in whole or in <br /> part, and subject to such terms and conditions as Declarant may impose. <br /> Section 1.5. "Lot" will mean and refer to any plot or tract of land shown upon any <br /> recorded subdivision map of the Property, as such map or maps may be from time to time <br /> amended or modified, for detached single-family residential use, designated for residential use <br /> and for separate ownership and occupancy. <br /> Section 1.6. "Member" will mean and refer to every person or entity who holds <br /> membership in the Association by reason of being an Owner or Lot Owner defined below. <br /> Section 1.7. "Owner" or "Lot Owner" will mean and refer to the record owner, <br /> whether one or more persons or entities, of a fee simple title to any Lot which is a part of the <br /> Property, including contract sellers, but excluding those having such interest merely as security <br /> for the performance of an obligation. <br /> Section 1.8. "Person" will mean and refer to any individual, corporation, partnership, <br /> association,trustee, or other legal entity. <br /> Section 1.9. "Property" will mean and refer to that certain real property hereinbefore <br /> described on Exhibit "A", attached hereto, and such additions thereto as may hereafter be <br /> brought within the jurisdiction of the Association. <br /> Section 1.10 "Rules and Regulations" will refer to the Rules and Regulations adopted <br /> by the Association in accordance with the By Laws. <br /> ARTICLE H <br /> PROPERTY RIGHTS <br /> Page 3 of 50 <br />
