Article 5: Uses 57 <br />Section 5.6: Standards for Commercial Uses <br />(1) The site shall meet the landscaping and buffer requirements established <br />in Section 6.8 of this Ordinance. However, property recognized by the <br />state or the county as a historic site, or as containing a significant historic <br />structure, shall receive a full or partial waiver of the road -front land use <br />buffer to maintain the historic character of the site and the traditional <br />view of the house from the roadside. <br />(m) The applicant shall be responsible for satisfying all review and permitting <br />requirements of other public agencies, including but not limited to <br />NCDOT driveway permits. <br />5.6.8 Rural Guest Establishment: Bed & Breakfast Inn <br />Standards for Class B Special Use Permit <br />(1) Submittal Requirements <br />(a) A site plan, prepared by an appropriately licensed professional in <br />Title change only accordance with the requirements of Section 2.5, containing the <br />following: <br />(i) Location, width, and type of all internal vehicular an ped <br />circulation, and parking requirements. <br />(ii) Location and dimensions of all on site signage. <br />iii) Location of well and septic system. <br />(iv Boundaries of the site and distance to ne rest residential <br />structures. <br />(b) De scrip ' n of the proposed use(s) of the sit and the buildings thereon, <br />including t e following: <br />(i) Amo t of area allocated to ea use. <br />(ii) Number f full and part time mployees. <br />(iii) Number of c 'ents and /or ccupants expected to use the facility. <br />(iv) Proposed hour of op ation for non residential uses of the site <br />and within buildln ereon. <br />(c) Building plans for al! exis ' g r proposed structures to include floor <br />plans, elevations, and ctions howing restoration /rehabilitation <br />proposed. <br />(d) Landscape plan, the same scale a the site plan, showing existing or <br />proposed trees, rubs, ground cover d other landscape materials. <br />(Landscape in rmation is often shown o the base plan for small <br />projects. E tree does not have to be in idually identified; showing <br />an "existin tree line" is often sufficient for Jar lots, where the bulk of <br />the prop rty remains wooded.) <br />(e) State ent from the appropriate public service agen ies concerning the <br />me od and adequacy of water supply and wastewat treatment for the <br />P posed uses. <br />(f) Statement from the appropriate public service agencies co erning the <br />provision of fire, police and rescue protection to the site and \activit <br />( The proposed development schedule for the site. <br />(h) Outdoor events (e.g. weddings, receptions, parties) or similaconducted for compensation shall be permitted, only if there <br />overflow parking available on site.
