Franklin Street, Suites 105, 106 & 200 <br /> DEPARTMENT: Asset Management Services, PUBLIC HEARING: (Y/N) No <br /> County Attorney <br /> ATTACHMENT(S): INFORMATION CONTACT: <br /> 1) Site Locator Jeff Thompson, 919-245-2658 <br /> 2) Lease John Roberts, 919-245-2318 <br /> PURPOSE: To consider: <br /> 1) Approving a Lease with Terra Dotta, LLC for Suites 105,106, and 200 at 501 West <br /> Franklin Street for a two year term through April 30, 2016; and <br /> 2) Authorizing the Chair to sign all necessary documents upon final review of the County <br /> Attorney. <br /> BACKGROUND: A software consulting firm, Terra Dotta, LLC, ("Terra Dotta") has leased Suite <br /> 105 at 501 W. Franklin Street since December 2, 2002 and Suite 106 since January, 2010. <br /> Terra Dotta wishes continue leasing these spaces from the County as well as space in Suite <br /> 200, which has been unoccupied since 2009. <br /> Attachment 1, "Site Locator' illustrates the building and the specific areas. The total leased area <br /> of the three suites is 2,439 square feet. The negotiated lease rate is $11.75 per square foot. <br /> The proposed Lease Agreement is located in Attachment 2. <br /> FINANCIAL IMPACT: The County would receive a total of$57,316.32 for the term of the lease. <br /> RECOMMENDATION(S): The Manager recommends that the Board: <br /> 1) Approve a Lease with Terra Dotta, LLC for Suites 105,106, and 200 at 501 West <br /> Franklin Street for a two year term through April 30, 2016; and <br /> 2) Authorize the Chair to sign all necessary documents upon final review of the County <br /> Attorney. <br />
