262 <br />6.13.1 Coornmerr-Aall Feeder0perat ie+�26 <br />(A) General Standards <br />5.13.2 Agricultural Processing Facil <br />(A) General Standards for Evaluation <br />(1) Application materials shall include a comprehensive groundwater study, for <br />facilities expected to use more than 240 gallons of groundwater per day per acre <br />of lot area. Said study shall detail: <br />(a) The amount of water anticipated to be used on a daily, weekly, monthly, <br />and annual basis; <br />(b) An analysis of the amount of groundwater withdrawal considered to be <br />safe and sustainable in the immediate vicinity; and <br />(c) An analysis of whether other wells in the vicinity of the proposed use will <br />be affected by withdrawals made by the proposed use. <br />(2) If located adjacent to residentially zoned property, all buildings and outdoor <br />storage areas shall be located a minimum of 100 feet from the property line. <br />(3) Outdoor storage areas shall be screened from the view of any adjacent <br />residentially zoned property. <br />5.13.3 Agricultural Processing Facility, Community <br />(A) General Standards for Evaluation <br />(1) If located in an AR or RB zoning district, facility shall be located on the bona fide <br />farm of one of the cooperative farm partners or must be permitted as an ASE -CZ. <br />(2) The building shall not exceed 10,000 square feet in size. <br />(3) Application materials shall include a comprehensive groundwater study, for <br />facilities expected to use more than 240 gallons of groundwater per day per acre <br />of lot area. Said study shall detail: <br />(a) The amount of water anticipated to be used on a daily, weekly, monthly, <br />and annual basis; <br />26 This is a bona fide agricultural use and cannot be regulated by zoning so staff is suggesting it be removed from <br />the UDO. <br />
