Box 8181 <br />www.orangecountync.gov 1, �pto,,�0 Hillsborough, NC 27278 <br />February 7, 2014 <br />NOTICE OF PUBLIC HEARING <br />and Public Information Meeting for <br />Zoning Atlas (Map) Amendments <br />to Establish Two New Zoning Overlay Districts <br />Dear Property Owner: <br />This letter is to notify you of an upcoming public hearing pertaining to proposed Zoning <br />Atlas (Map) changes that affect your property. This notification is occurring in <br />accordance with the provisions of Section 2.8 Zoning Atlas and Unified Development <br />Ordinance Amendments of the Orange County Unified Development Ordinance (UDO). <br />The Planning Director has initiated amendments, consistent with the Efland- Mebane <br />Small Area Plan developed by a community task force and adopted by the Board of <br />County Commissioners in 2006, to the Zoning Atlas and accompanying text changes to <br />the UDO that will establish two new zoning overlay districts in the Efland Area (see <br />enclosed map for locations). This is substantially the same proposal that was presented <br />at the November 19 2012 quarterly public hearing but it was not adopted in 2013. <br />Your property, or portion thereof, lies within the boundary of one of the two proposed <br />overlay districts. Additionally, your property is likely located within 500 -feet of other <br />affected parcels. The proposed zoning overlay districts will implement some of the <br />recommendations contained in the Efland- Mebane Small Area Plan (the plan is <br />available on -line at: http: / /oran eq countync.gov /planning /admin EM SAP.asp). The <br />primary purpose of the proposed amendments is to modify existing development <br />regulations to provide for a more village and urban style of development in an area of <br />the county served, or intended to be served, by public water and sewer systems. The <br />proposed amendments do not affect existing development. The amendments pertain <br />only to new development (or re- development of existing buildings). Additionally, single <br />family residential units (new or existing) are not subject to the requirements of the <br />overlay districts. <br />The Orange County Board of Commissioners and Planning Board will hold a Joint <br />Public Hearing on the proposed amendments on Monday, February 24, 2014 at 7:00 <br />p.m. at the Department of Social Services located at 113 Mayo Street in Hillsborough, <br />North Carolina.
