154 <br />(4) Land use buffers shall be provided in aGGordaRGe with the requiremeRtS Gf <br />S£btien 6.8.23 <br />Junkyards <br />(A) Standards for Class A Special Use Permit <br />(1) Submittal Requirements — <br />In addition to the information required by Section 2.7, the following in rmation <br />shall be supplied as part of the application for approval of this use: <br />(a) Detailed plans and specifications for the site screening oposed. <br />(b) Description of type and number of motorized machin s to be employed <br />upon site. <br />Indicate on the site plan the extent of area to b used for the storage of <br />junked or wrecked motor vehicles <br />(2) Stan rds for Evaluation - <br />(a) e site shall be screened from adjac t property by a minimum of an <br />eig t foot high solid fence or equal, interrupted except for required <br />vehic access points. <br />(b) No mate 'als shall be stored cl er than 50 feet to the public right of-way <br />or 30 feet the property line . <br />(c) Site is of ade ate size to rotect adjacent properties from adverse <br />effects of the ju yard. <br />5.6.5 Kennels (Class II) <br />(A) Standards for Class B Special se Pe it <br />(1) Submittal Require nts — <br />In addition to the ' formation required Section 2.7, the following information <br />shall be suppli as part of the applicatio for approval of this use: <br />(a) Pla for all kennels, exercise yards, dog runs, pens and related <br />i rovements, including signage. <br />(b) Site plan showing the improvements liste in a) above, other structures <br />on the same lot, and structures on adjacent roperty. <br />(2) S ndards of Evaluation — <br />(a) The site is of adequate size to protect adjacent pro erties from adverse <br />effects of the kennel. <br />(b) No part of any building, structure, dog run, pen, or exerc e yard in which <br />animals are housed or exercised shall be closer than 150 et from a <br />property line, except property occupied by the owner /operat of the <br />kennel. These minimum distances shall not apply if all portion of the <br />facility, in which animals are housed, are wholly enclosed within <br />building. <br />23 Staff is recommending this be removed as it is redundant with requirements of the UDO — all uses must meet the <br />buffer requirements. Calling this out as a separate item for this particular use can cause confusion as to <br />applicability to other uses; this is a remnant of duplicity staff attempted to catch when incorporating the previous <br />zoning ordinance into the UDO but this instance was missed at the time. <br />
