�i <br /> 4 <br /> Dairy Road at its intersections with the loop collector street. (See Chapel <br /> Hill recommendation #3). <br /> 4. That Weaver Dairy Road be improved along the site's frontage to 1/2 of <br /> a 65-foot wide roadway section with curb and gutter and a sidewalk, including <br /> 1/2 of a 90-foot wide right-of-way. (See Chapel Hill recommendation #4 - this <br /> would apply to approximately 238 feet of frontage.) <br /> 5. That a 60' public street right-of-way be dedicated from the loop <br /> collector street to a stub-out at the western property line with the Charles <br /> Johnston tract and aligned with Lochwood Drive <br /> 6. That the eastern end of the loop collector street be realigned with a <br /> slight curve to better conform to existing contours and reflects its <br /> residential character. (See Chapel Hill recommendation #6 - the result would <br /> require that the equi-distant setback of the road from the Coventry and Mary <br /> Henry tracts be changed). <br /> 7. That a continuous network of internal sidewalks be provided for <br /> convenient pedestrian access among the apartment buildings, parking areas and <br /> recreation facilities, and that the sidewalk network incorporate the <br /> recommended sidewalk along the loop collector street. (See Chapel Hill <br /> recommendation #7) <br /> 8. That bus stop facilities designated by the Town Manager be provided <br /> on the loop collector street adjacent to each of the two main clusters of <br /> buildings at the eastern and western ends of the site. (See Chapel Hill <br /> recommendation #8). <br /> 9. That additional recreation facilities on the lines of a mini park <br /> (multi-purpose court, tot lot and picnic facilities) be provided at the western <br /> and eastern ends of the site following review and recommendation of the Orange <br /> County Recreation Advisory Council. (See Chapel Hill recommendation #9). <br /> 10. That a detailed landscaping plan which meets all applicable <br /> requirements of Articles 6, 7 and 12 be submitted for approval in consultation <br /> with the Town Manager prior to the initiation of construction activity. (See <br /> Chapel Hill recommendation #10). <br /> 11. That the applicant provide screening details which satisfy Articles <br /> 6, 7 and 12. <br /> 12. That a drainage plan be submitted to and approved in consultation <br /> with the Town Manager prior to the initiation of construction activity. <br /> Improvements included in the drainage plan shall be completed prior to the <br /> issuance of a Certificate of Occupancy. (See Chapel Hill recommendation #11.) <br /> 13. That development of the site be subject to submission of an erosion <br /> control plan and its approval by the Orange County Erosion Control Officer <br /> prior to the initiation of construction activity. <br /> 14. That water and sewer lines be installed to the Orange Water and Sewer <br /> Authority standards and that all electrical lines and cable TV lines be placed <br />
