The project shall at all times meet the requirements of the <br /> Orange County Soil Erosion and Sedimentation Control Ordinance. <br /> 31. Grading on the site shall be kept to a minimum. In lieu of planted <br /> landscaping, existing vegetation shall be maintained between units. <br /> 32. That all signs be erected in compliance with Article 9 Signs following <br /> issuance of a building permit and prior to the issuance of a Certificate of <br /> Occupancy for any unit. No sign may be erected within the sight triangles for <br /> the entranceways to the development. <br /> 33. Final landscaping plans shall be submitted and approved prior to the <br /> initiation of construction activity. <br /> 34. That all structures be erected in compliance with applicable building <br /> codes following submittal for and issuance of building permits. <br /> 35. A final boundary survey of the Planned Development and improvements shall <br /> be recorded by the developer. <br /> 36. The final site plan and narrative of the project incorporating all <br /> changes► deletions and additions through the final approval of the project are <br /> incorporated herein and made a part of this Planned Development Special Use <br /> Permit. A copy of the final site plan and narrative are on file with the <br /> Orange County Planning Department. Grading and building permits, upon <br /> application► will be issued after approval and recordation of the Special Use <br /> Permit. <br /> 37. The development shall be built and operated according to the site plan <br /> and written narrative supplied by the developer and in compliance with or <br /> fulfillment of the above conditions and the Orange County development <br /> regulations and ordinances. <br /> 38. If any of the above conditions shall be held invalid or void► then this <br /> approval shall be void and of no effect. <br /> Marvin Collins qualified the recommendations, indicating that <br /> because of the lack of time to review the new information that has been <br /> received by the Planning Staff which addresses concerns about the availability <br /> of raw water in the northern portion of the county, including Corporation <br /> Lake, Lake Ben Johnson and Lake Orange, he would recommend at least a 30-day <br /> continuation of the public hearing which would allow ample time for the <br /> Planning Staff to review the report and assess the raw water resources <br /> available. <br /> COMMENTS OR QUESTIONS FROM THE BOARD OR PLANNING BOARD <br /> Commissioner Marshall noted that in the conditions of approval no <br /> reference was made to the specific problems brought out by the Erosion Control <br /> Officer in his memo dated November 21, 1985. She suggested that the changes <br /> be made on the plan before approval in order to satisfy soil and erosion <br /> control needs. <br /> Collins indicated that the condition which requires that the soil <br /> and erosion plans be approved by the Erosion Control Office would be <br /> sufficient because it would allow him to address those concerns. <br /> Commissioner Marshall noted it extremely important that the plans <br /> be changed before approval by the Board and Collins indicated this would be <br /> addressed at the same time the public hearing is continued. <br /> Chair Willhoit asked about the impervious surface ratio and Collins <br /> noted that the Town of Hillsborough asked that such information be provided <br /> although the area is not in the protected watershed area of Orange County. <br />
