Graham and A. H. Grahamâ–º Jr. for 331.12 acres of land located along <br /> Highway 70 Bypass and St. Mary's Road northeast of Hillsborough. The property <br /> is located in an area designated as Ten Year Transition and Commercial <br /> Transition Activity Node in the Orange County Land Use Plan. The present <br /> zoning classification is Residential-1. Collins pointed out on a map the <br /> location of the proposed project using as points of reference Highway 70, <br /> Orange High School, Cameron Park School and St. Mary's Road. He indicated the <br /> type of zoning surrounding the proposed development. The applicants are <br /> requesting three different zoning designations: <br /> (1) 290.03 acres - PD-H-R-2 <br /> (2) 29.5 acres - PD-H-R-5 <br /> (3) 10.43 acres - PD-GC4 <br /> Collins pointed out on a large scale map the location of the three <br /> different zoning areas. The commercial portion would be located at the <br /> intersection of Highway 70 and St. Mary's Road and would consist of a grocery <br /> store, drug store, and other small shops.
