Adjacent land uses include <br /> Stoneridge and Sedgefield subdivisions and undeveloped tracts to the east. The <br /> tract is zoned Rural Buffer and Major Transportation Corridor. It is not located in a <br /> protected watershed. In 1994 the average daily traffic count for Whitfield Road was <br /> 3800 and 3900 at the eastern end near Erwin Road. Whitfield Road is designated as <br /> a collector. <br /> The applicant proposes to subdivide a total of 75 acres into 19 new residential lots <br /> that average 3.78 acres in size. The lots will have access to Whitfield Road from <br /> one entrance leading to two new public roads each ending in a cul de sac. Each lot <br /> will have an individual well and septic system. <br />
